What it is
The Spanish energy performance certificate, equivalent to the EPC in the UK. Mandatory for all properties sold or rented in Spain since 2013. Rates properties from A (most efficient) to G (least efficient). Buyers on the Costa del Sol frequently find resale properties rated E or F; new builds must achieve A or B. This is a core term in the Costa del Sol property purchase process and one buyers frequently encounter during due diligence.
Why it matters for international buyers
Understanding Certificado de eficiencia energética is part of the standard due diligence framework for any foreign buyer purchasing on the Costa del Sol. A Spanish property lawyer (abogado) will handle the mechanics, but buyers who understand the term can ask better questions and interpret advice more accurately.
